When a surface crack reveals a deeper problem

Recurring cracks and water ingress at a Wellington apartment building revealed that previous repairs had concealed rather than resolved the underlying problem.

Our investigation uncovered failed repair materials, ongoing concrete movement and moisture penetration, including corrosion of reinforcing steel in some areas. A comprehensive remediation system was applied to restore the building envelope and provide durable, long-term protection.

Heritage Re-cladding and Timber Frame Remediation

Protecting what lies behind the facade

What began as planned weatherboard replacement on a heritage building revealed extensive concealed timber decay once the original cladding was removed.

The affected structural framing was professionally assessed and remediated before the building was re-clad. Upgraded moisture protection, new flashings and carefully matched weatherboards preserved its heritage character while significantly improving the durability and performance of the building envelope.

Silverstream Landfill Staff Facility

High-performance construction proven in practice

Built for Hutt City Council, the Silverstream Landfill Staff Facility became New Zealand's first commercial building to achieve Low Energy Building certification from the Passive House Institute Germany.

Careful integration of high-performance insulation, airtight construction, thermal bridge control, triple-glazed windows and mechanical heat recovery ventilation created an exceptionally energy-efficient workplace with stable year-round comfort and significantly reduced energy demand.

Multi-level Apartment Water Leak Investigation and Remediation

Finding the source, not simply repairing the symptoms

Persistent water ingress in a lower apartment appeared far from its actual source. Careful investigation traced the leak through concealed building cavities to deteriorating plumbing in the apartment above.

By addressing the plumbing failure at its source and systematically repairing the water-damaged structure and finishes, recurring damage was stopped, and the affected apartments were restored to a safe, functional and durable condition.
