Building Maintenance For Lower Lifetime Cost
Protecting your investment through proactive care and targeted repairs
Every building undergoes constant stress from weather, movement and natural ageing. Over time, joints open, coatings deteriorate, drainage systems become ineffective and cladding weakens.
These small issues often go unnoticed until they allow moisture to enter the structure, leading to hidden decay, corrosion and costly damage. Without timely maintenance, the building’s performance declines, internal spaces become vulnerable and overall service life is reduced.
We provide targeted maintenance services that restore the building’s protective layers and prevent minor defects from developing into major failures. Our approach focuses on precise identification of weaknesses and repairs using durable materials that meet New Zealand performance standards.
Joint sealing
We reinstate failed or aged joints to stop water tracking into the building envelope and to maintain flexibility where movement occurs.
Cladding repair
Damaged or weathered cladding sections are repaired or replaced to restore protection and ensure the facade remains secure and watertight.

Drainage correction
We correct faulty drainage paths, reinstate overflows and improve water management systems so moisture is directed safely away from critical areas.
Protective coating systems
High performance coatings are applied to exposed surfaces to create renewed weather protection and slow long term material degradation.
Outcome
Timely maintenance extends the life of the building, prevents structural deterioration and protects internal environments from moisture damage. The building remains safer, more reliable and able to perform as intended. Owners avoid costly remedial work, maintain property value and gain long term confidence in their asset’s condition.
Solving water ingress fast: a case of targeted repair success

Old overflow

Structural crack behind overflow causing leaks

Water ingress into the flats
The property was experiencing internal water ingress. After inspecting the inside damage and reviewing the external facade, our team used their experience to pinpoint the most likely source without immediately resorting to invasive and high-cost investigations.
The leak was traced to an incorrectly installed deck overflow rainhead. A missing seal between the rainhead and the external wall allowed water to be pushed back into the building instead of being discharged outward. The defect had been hidden for a long time and only became visible once the rainhead was removed. This confirmed our assessment and allowed targeted repairs to be completed quickly and efficiently.
